Resumen:
The construction industry often faces difficulties in estimating the real cost of buildings due to their manual, extensive and inaccurate character. In addition, the budgeting step strongly depends on the design and representation characteristics of the project, as the quantifications are based on data represented in the project, thus making the process even more exhaustive.
On the other hand, several solutions have been spreading in the market in order to improve this process. One of them is Building Information Modeling - BIM which, among many advantages already observed, gives the possibility to integrate 3D model data with the 5D tool, making the process more transparent. Thus, this study aimed to verify the applicability of the BIM 5D tool in the project of a Basic Health Unit - UBS, in the city of Pombal-PB, in order to identify possible causes of delays in the execution stage, caused by deficiencies in mitigate irregularities in the quantitative survey and direct cost estimation steps. The projects of this work were analyzed and modeled, for subsequent comparative analysis as to the tools used in the elaboration and budgeting of the object. It was possible to notice the great difficulty linked to CAD tools in the information, visualization and project alteration, contributing strongly to budget fluctuations, since after the corrections and compatibilizations the estimate changed about 0.5% of the total value of the building. The BIM methodology was efficient in the studied processes, considering the ease of visualization of constructive details, identification of incompatibility between projects and greater precision in the quantitative survey, since it integrates automatic, precise and collaborative tools with the experience of the team. project in the interpretation of data obtained, making the activities faster and with high level of quality and precision.
