Résumé:
Entrepreneurs in the construction sector face situations in which the availability of
undeveloped land is low or non-existent. In addition, with the constant advent of new
technologies, the number of technologically outdated buildings also grows. Thus, those who
want to invest in an existing building face two alternatives: to recover and update the building
through retrofit, or to demolish and rebuild. The present work aims to elaborate a script of
procedures that will aid the decision making between the realization of retrofit or the
demolition / reconstruction of old buildings. In order to do so, the steps to be followed
throughout the selection process were described as the pre-diagnosis, the diagnosis and the
evaluation of the economic viability of retrofit, where, in the last stage a tool was developed
by the author and called TVER – Teste de Viabilidade Econômica do Retrofit (Retrofit
Economic Viability Test). After presenting its components, it was applied in practical cases of
interventions in buildings, testing its accuracy. The results obtained pointed a relatively small
variation when considering budgets in buildings that are undergoing renovations, varying
from 1.02 to 8.89%. From the work, it was concluded that, despite the inaccuracies found in
the tool, it can still be used satisfactorily for the objective that was proposed, as an auxiliary
element of the decision making between the building retrofit or the demolition /
reconstruction of the building. For a better accuracy, it is suggested the analysis of the method
used in a more representative universe to obtain more precise results.
