Centro (re)habitar: reabilitação urbana com diversidade habitacional no Centro de Campina Grande.

Abstract

The present work has as object of study the Central Nucleus of the city of Campina Grande - PB, place of intense daily activities of the campinense population. Its objective is to propose regulatory guidelines and fiscal and urban stimuli that allow urban rehabilitation through the promotion of housing in the center. The idea emerges as a counterpoint to the problems that are found in the city, seeking to contribute to the reduction of the housing deficit, night idleness and urban sprawl, as well as to enable the insertion of low- -income population in the area. Historical, morphological and iconographic surveys have been made that demonstrate the peculiar dynamics of the area. The results show that the Central Nucleus of Campina Grande has about 53 thousand square meters of empty, underused, idle and / or partially occupied areas and that the implantation of housing in these spaces becomes feasible when there is specific legislation for the area, with incentives aimed at promoting housing to real estate owners. The work brings contributions about the discussions that permeate city centers, public policies focused on housing and specific legislation for the central zones of Brazilian cities. It also reflects on the planning of cities that are more just, sustainable, compact and democratic.
