Résumé:
The present study revealed the pathological manifestations of the roof of the main building
of the Post Office of the Superintendence of Espírito Santo, located in the capital Vitória, and
described the follow-up of the implementation of the reform for a period of four
months. For the development of the work initially studied the projects and the
technical specifications, prepared by the engineering team of the Post Office.
Subsequently, it carried out an on-site inspection in order to identify the pathologies
existing ones, which followed a photographic record, and proceeded with the planning
for execution of the work. Known the reasons which were the cause of the request
of the roof reform carried out a bibliographic review about the manifestations
existing roof components and materials used, in parallel
followed its execution. In this study, the problems encountered in the
roof of the building which were: infiltration, gutters with small dimensions, the
which caused rainwater to overflow; ruffs and worn tiles,
cracks in the flashings and platbands. Possible causes of these
manifestations: natural wear and tear, due to exposure to the weather; lack of
effective maintenance; use of low quality materials; design error execution
and/or use. The solution found by the postal engineering team was to change
all woodwork, tiles, flashings and gutters changing the roof layout; decreasing
the amount of water and increasing the dimensions of the gutters. It concludes that projects
poorly designed, human errors in execution, incorrect use, and lack of maintenance
in buildings, compromise their useful life, generating high costs, when
if there is a need to replace the entire structure.
