This research aimed to analyze the pathological manifestations of a multifamily building located in the city of Pombal/PB. This is a case study, in which the building inspection was carried out due to the existence of pathological manifestations. Using the methodology of the building inspection standard of the Instituto Brasileiro de Avaliação e Perícias de Engenharia de São Paulo, it is possible to categorize the pathological manifestations, in which problems such as concrete disintegration, corrosion of reinforcement, cracks and fissures, problems in ceilings were identified. Problems related to humidity, problems with hydraulic and sanitary installations, problems with frames, problems with electrical installations, accessibility and in the fire fighting system, and with that to suggest preventive and corrective measures. Based on the inspection carried out, the building showed irregularities regarding the fire fighting system, as well as the structural system. Following the IBAPE method, the degree of risk (critical, medium and minimum) of the anomalies was analyzed and in 19% of the cases the anomalies are considered critical, 24% are of medium level, and 57% of minimum level and in relation to the types of anomalies, 38% of the cases are of the endogenous type, 33% are functional and 29% of the functional type. The GUT matrix was also used to define the order of priority of pathological manifestations. As there are no maintenance records, the building has nonconformities and needs immediate maintenance and an inspection plan, taking into account current regulations and being carried out by trained professionals. Finally, the work shows the importance of building inspection as an adequate means for the maintenance of buildings.
