The pathological manifestations present in buildings refer to a set of
deficiencies that occur during the construction process of the work or during the
time, as well as the absence of projects. Thus, pathology is the science
to study the origin, cause and mechanism of the pathological manifestations, with the
purpose of ensuring durability and performance of constructions. So, in the face of
anomalies found, corrective interventions must be carried out regarding the origin
which the problems developed. In this context, this work aims to
objective to identify the pathological manifestations found in the single-family building
located in the city of Pombal - PB, so, through the proposed diagnoses
technical guidance for correcting and repairing problems. The adopted methodology
for the development of this work consists of carrying out an inspection,
associated with the method of the building inspection standard NBR 16747/2020 (ABNT, 2020)
and the GUT matrix (Severity, Urgency and Trend). In view of the results, it was possible to
categorize the pathological manifestations, in which problems were found
such as cracks, carbonation, reinforcement corrosion, problems related to
humidity and efflorescence, problems with mortar and ceramic coating,
problems in plumbing and sanitary installations, problems in installations
electrical, problems with frames and problems in the execution on the floor of the box of
bathrooms, and as a result propose preventive and corrective measures. most of these
pathological manifestations come from failure in the stages of conception and
construction execution, which are 53%, ie endogenous anomaly. regarding
to the degree of risk (priority 1, priority 2 and priority 3), it was found that 20%
of the anomalies have priority 1 (critical level), 24% are priority 2 (level
medium) and 56% priority 3 (minimum level). Thus, based on the analysis carried out,
made it possible to propose treatments for the recovery of constructive systems. Therefore,
based on the inspection carried out, the building needs immediate maintenance of the
construction systems, combined with periodic inspections, supervised by professionals
qualified, thus guaranteeing habitability and safety for users.
